Your goals are larger than your brokerage, for now

Texas Capital Bank has a new mortgage warehouse program that's built especially for you - a mortgage broker who wants to act as a mortgage banker. With Texas Capital Bank's financial strength and mortgage banking services, it's quick, easy and profitable.

The Bank is your back office

After funding the loan, we take on the cumbersome tasks of shipping and post closing, so you can focus on the business of origination. As with any mortgage banker, you choose your own investor, negotiate your pricing, and manage your preferred vendor relationships. With our "back office" support, you still maintain your high standards without hiring additional staff. Although our pricing is based on your volume and net worth, it is designed to be less expensive than traditional brokering.

Here's how it works

You submit your processed file to your investor or contract underwriter for approval

  • You provide the investor lock letter and underwriting approval to Texas Capital Bank
  • You order loan documents through an online attorney's document preparation system that electronically delivers closing documents to your title agent
  • We work with the title agent to clear the final closing conditions
  • We disburse the funds to the title agent as a third-party warehouse lender; you will not have to disclose your yield spread premium to the customer
  • The title agent forwards the closed loan file to us for immediate shipment to your investor
  • When the loan is sold, you receive your loan income
  • We collect the Deed, Title Policy and Assignment and forward to your investor

To get started, we need some information

  • Two years' audited statements plus unaudited year-to-date statements
  • Resumes of principal shareholders and officers
  • Articles of incorporation or partnership agreement
  • Evidence of Fidelity Bond and Errors & Omissions Coverage
  • Evidence of state license, if applicable
  • Two years' monthly pro-forma forecast, including volume by loan type
  • Contact information for investors with active agreements in place
  • List of full-time loan originators
  • Professional references
